If you're unable to see what you ought to be doing differently (or more of) that just means you are temporarily blocked from your personal source of creative power and are momentarily blinded.

Thank you for your response Eric, that was a lot of helpful information that i was confused about. i would be interested in your data just to take a look at it. i'm just trying to get as much knowledge as possible before i make a move, i don't want to go into it blind. looks like i cant PM you unless i am a paid member.

That covers into your interior pain (3 color),  hanging all new light fixtures and fans, painting cabinets and installing hardware,  hanging blinds,  fixing minor repairs on the inside such as drywall,  New mailbox in toilet seats,  pressure washing walkways and back patios,  gutter repairs  and a few other minor exterior repairs.  

I encouraged someone in my local REI to invest in the low income rentals, he did it blindly-- bought 2 cheapest houses he could-- he called it an "experiment"....

my classic was the tenant complaining of mold around the windows.. go and check it out and they haveand they have ruined the blinds and put up foil and plastic and so you had all this moisture  and when the mold started they were scrubbing it and ended up ruining the sheet rock try to rub the mold out..  

I don't have a realtor just yet because I need to set my criteria so they get the most out of their time instead of leading me blindly because I don't know what I even want yet.

Hopefully your agent is speaking with the listing agent before you guys are submitting offers...I see many people blindly sending out left and right without every reaching out to the listing agent to see what they (including sellers) are looking for in an offer.If you guys do the above, you should be able to compete and beat cash offers. 

@Alkjad Lelaj Hello, I'm not sure that I follow your questions, but here is a bit of advice to help you as it pertains to NJ Sherrifs auctions1) Partner with a seasoned investor and/or attorney that have experience with sheriffs auctions, the sales are nuanced and there is a lot of due diligence that you need to do before placing your bid, the title searches are a great place to start but you shouldn't stop there you need to run OPRA reports, check city violations view the property (if possible) etc2) Understand the redemption period and how it works, the auction isnt always over after you place a winning bid make sure you understand the redemption period before you spend additional funds, buy materials etc3) Each county auction is a bit different as are the profile of the buyers/ level of competition make sure that you're prepared as some auctions the bids are very aggressive (almost nonsensical) and others they are a bit more laid back comparatively.4) Not every property at an auction is a deal so don't bid blindly, auctions can be a great place to purchase a property but there are properties there that are also over valued and may not make sense based on your expected rate of return/investment strategy
