Seems walkability and traffic might be an issue for me since I'll be living there.

If you are going at this without any data then I would recommend starting with a few small campaigns like traffic, or video views so that you can start collecting audiences that you can use as your motivated audience indicator and create LAL audiences based on that particular audience so that Facebook finds more people like the ones that have already shown you that they are interested.

Beautiful area but traffic is getting even worse now.  

Plenty of info here and on the web about the differences.

General rule there is to have at least 3ft clearance for ease of traffic, but I have never had an inspector measure spacing like that on me.

But, it didn't even register as a blip in our total airport traffic or local job market.
