In my experience on the western side of Orange county, I've found that townhouse HOAs charge about 1/3 to 1/2 of what condominiums tend to be looking for.

this zip code has one of the worst neighborhoods in it called orange mound and then it also has high end over by the university and then there is a good mix in the middle.
