Unfortunately, I guess my FIL left a much bigger mess for us to clean up than we ever thought. =/  Regarding the oral lease, how would that hold up in court during an eviction process if there isn't any sort of documentation?

Hi,My question is:  Is there a place that I can find a  timetable chart that tells the standard time it should take someone to clean up vacated units.  

if the mice have a haven up there you could have more of a clean up issue and this area needs to be treated and addressed. 

The clean up will likely be $5K -$7.5K, plus new carpets and HVAC, so the house will be better off when we are done.

I do believe, though, that if you are screening well and not settling for red-flag tenants, then you'll get good tenants who have well-behaved pets and clean up after them.

The property is livable, but needs the inside and out cleaned up to pass a VA appraiser, so i will have a landscaper come out and do a basic clean up and a cleaning crew come on the inside and make sure the inside is clean and wiped up.

In our years we've only had to clean up after 1 set of tenants who I don't think ever cleaned up after the dogs in the back yard-how they let the kids play out there i'll never know.So far all units have very responsible pet owners.

The CDC and FEMA both have information about how to clean up after flooding.You have my sympathy.  

If lead-based paint is found, specific containment and clean-up standards MUST be met.
