I'm not opposed to this strategy however, after looking into NC section 8 state rules/regulations, I have some hesitations.

@Matthew Wright know your landlord tenant laws as many states have or are enacting limits on application fees, some require itemizing and returning any unused portions if over a certain amount.

Several large Georgia State tax breaks were also part of the deal.

You know you need to address it and you've already stated that your lease protects you from this type of issue- quiet enjoyment and damage to your property. 

In the past, I've done some out of state purchases [Memphis/Little Rock] through turnkey companies.

New supply hit all-time highs or very close to it for many cities in the state.

I have a feeling this trend will prevail in blue/purple states, not so much in red/business friendly States that are averse to overreach and overregulation by the government.  

Hi Steve,I am certianly no expert but I believe the P&S agreement on a Sub 2 is not necessarily entirely different to a standard P&S agreement but I have seen Sub 2 versions to have verbiage such as the excerpt in the sample below, in addition to all the other standard clauses/ sections - as with anything, I would suggest you run this past your attorney to confirm it works in your state/ for your needs.
