I don't know what the chemical makeup is of the primer advertised to allow tiling over tile, but I am hoping it is a self etching substance that dries with a tooth.

You come back after it has had ample time to dry and still see the patched spot after top coat?

I couldn't lay a piece of tile 3 years ago, holes in dry wall scared me, and bugs...don't get me started.

Yep good point @Amit M. one of the main reasons I pulled the trigger was the ability to lock in a historically low 30 year fixed rate mortgage.

If you are using residential loans then putting it in a LLC could trigger the due on sale clause.  

I would then seal up the chimney and cover the whole area with dry wall.
