If it's not the zipcode (fire danger) it's the age of the home the companies reject.I've had 10 companies reject this home so far.

Also you never want to use investor’s cash as a second or for equity when you are using hard money. that’s a dangerous situation to put your investor in.

You have to make them work.So the danger in a message like this is people starting to think  "ohh that monkey looking dude is successful and he is using investor carrot, I will do the same".Nope..I am successful because I am handsome beyond analysis!

MLS listed homes are sitting slightly longer on the market, homes are seeing more price reductions, not as many bidding wars, and fewer offers. 

If this tenant is truly dangerous, they belong in an institution.

The higher the number the fewer I run across in that category.If you do work with a broker make sure they are experienced and have a vast network and system to help you successfully find the best property to buy especially at these cash investment levels.Hope it helps.

And the fewer negatives you know about, the better off you are.

The numbers will work no doubt, but there are fewer areas that I would recommend in that zip code given crime/drug related issues.

Also keep an eye out for potential dangers or problems.Keep your credit in check.
