Best Rental Area in Dallas?

If you are in the Dallas area, what part of town do you recommend investing in? I'm looking more for appreciation than cash flow. I bought my first rental earlier this year and I'm looking for my second, and I'm just not sure where to start. I've considered Carrolton, Garland, Midlothian, Arlington, or Richardson. Any advice?
