I already take the first applicant who passes my screening.

I screened my tenants well and I've been lucky so I have minimal (read almost $0) capex or repair requirements.

He didn't fill a vacancy very fast as he had to screen the tenant, and get the unit ready. 

The agent can send you a screen shot so you will know for sureYes the initial review is computer only. 

The PM could not provide me any information on tenant screening or their process, and I'm concerned about the tenant quality but there's not much I can do because the PM has been unresponsive to my emails.Thanks to all who respond in advance!

I have an ideas as to how I am going to go about the process, but am interested to seeing what other property owners are doing for their tenant leads, websites to post the rental opening on, screening process, and important questions to ask interested tenants.
