Experience is doing it and finding out how it works in a real world situation.At the end of the day it is the buyers capital and if the potential for value increase on the back end is worth it to them it's their choice.You have to decide if going in rents only increase 25 instead of your 50 but rehab still takes the same money to fix up now you have 7 years to recover that cost.
