Are there any B and C class safe neighborhoods to recommend?

So I don't see the VALUE of houses having gone up, but I do see the PRICE of the houses having gone up because the VALUE of the money has decreased.  

How much it will affect your DTI depends on your existing debt obligations, income, the mortgage of the primary home you want to buy, and the mortgage of the house hack property.I recommend using the 5% down conventional loan product to house hack and only use FHA if you have to since there are more restrictions involved.

2 - Would you recommend purchasing a home warranty package (like American Home Shield) for something like this? 

A couple of the books that I would recommend is 1) "The Definitive Guide to Underwriting Multifamily Acqusitions by Robert Beardsley and 2) "The Hands Off Investor" by Brian Burke.
