Every town has there own little hoops that they make you jump through from size of wire you use to the monitoring used to send the signal to the fire dept.

a month and without having to establish the HELOC (which sucks) and without their fees, monitoring, fine print and without the $250 in interest.I stand by my saving net $8/mo estimation your way.

The tenant has access to the space, whaterver they use it for, it's up to them, and you can't necessarily monitor that. 

If there holding fund's in escrow, and monitoring project, doing progress disbursement's, you should not only be sending that $ too PM but also a big giant "THANK YOU" because they just did a ton of work for you!

The kitchen is full of old moldy food and nasty gunk everywhere including inside the dishwasher, walls from top to bottom just dirty and sticky, with wax etc. all over everything, Every smoke detector, carbon monoxide monitor pulled of the wall, trash stuffed down the bathroom drains, 100s of holes in the walls and ceiling (her stripper poles) etc., Just gross.  

The newer Simplisafe looks like a better solution, but I pay $250 for the install (very basic), then $25/mo for monitoring.
