This is the only time in the last decade I've been sweating financially, so this call couldn't have come at a worse time.

Makes life easy for the buyer with that, but didn't work the best for someone wanting to do a lot of work themselves and build in some more sweat equity.

@Orhi Tahi - here are my 2¢:It’s a nice property, already recently remodeled (compared with Google street view from 2022), which means you’ll not be able to add any “sweat equity” to it, it’s already been squeezed of that.It has a converted garage, otherwise, it would be a 1400 sqft house.

This is a type of confidence that comes with experience so don't sweat it. 

Making BRRRR or sweat equity is a great way to go. 

Cost about 40K to make that place livable and a lot of sweat equity in those 2 years, while kids were babies.

Fix flip, house hack, trailer back, apartment hack, STR,MTR, depreciation, year one depreciation, wholesaling, BAH, seller finance,  sweat equity.Stocks Bonds:   More passive.  

So, rent for the first 3 years will only generate 4,000$ worth of equity unless the value jumps significantly or you put in sweat equity.

They probably put it up on the market thinking this is what their sweat equity is worth.2) Cash flow +700/mo conservatively?
