The inspector could not identify where it originated, yet had higher moisture content than normal (23 - single digits to low teens is "normal"), and the roofer I had go out later said the roof needed replacing and cited an area in his inspection that looks to be sagging in the shingles/wood of an area. 

You never hand money to anyone, especially not with four or more digits attached, without paperwork.

Biggest thing would be access, parking and security/access (ie. digital vs manual key & locks) need to have the system managed/organized at least to some sort of degree!

Hard Money rates from direct lenders like us are in the high single digits and low double digits which 10 years ago was unheard of.

The primary negatives of hard money (my opinions of course) are that they almost always require multiple points and double digit interest rates, at least for first time borrowers.  

No digital files of tenants on computer so no issues there, but that's just me.
