Yes we do, if they meet all of our rental criteria (residence/rental history, income/employment history, financial/credit history, legal/criminal history)  and with additional security deposit to cover our risk.

However since she is asking simply say you do not rent to convicted criminals and that if she wishes you will let her out of her lease with 2 months notice, vacate end of February.As for getting rid of her unless your state regulations state otherwise you do not give a reason or discuss her husband you simply send her notice that you will not be renewing her lease when it concludes.
