I have a judgment against my tenant - $900. do you know of any good collection agency in cook county IL i could work with to recover whatever I can recover ?

For me at 65 it requires more management than all my other properties combined.  

And if it is, why would they have offered it to me at $92k just last week?

Dont cook at home, stay at a hotel a couple nights, scared to go in basement to do laundry. 

@Michael K Gallagher the thing is, in after speaking to a bank and some other folks, the income i would get on the duplex would still have me at a negative debt to income ratio because id be paying the mortgage with that income. 

So that puts me at $100k minimum purchase right there for a conventional loan.Let’s say I have $35k I could invest.

Scraping the MLS and leaning on wholesalers has been my go to source for deal finding but the MLS is few and far between and typically gets bid up to the point where there is no meat on the bone, and I do not seem to have many local wholesalers who are legit.

I’m just not sure she really wants to do all that, and with me not being there i need to try and meat her in the middle at least off what she’s going to have time for. 

The last thing is that you should only bring the best deals with good margins projects that have enough meat on the bone to get them excited.
