Quick sure sale or list As-is

Good afternoon, after my father past away my 2 siblings and myself inherited his home. We are planning to sell it but not really sure what’s the best way to go about it. We have a realtor that wants to buy it now for 300,000 as is. I am in the military and stationed out of the country so it somewhat leave my sister back home taking care of most things. For her it is easier for us to just go ahead and sell it but for me I can’t help but know that he’s just jumping on it because he is staying to get it at a good deal in a good area. 

Details on the home. 
single family, 1 acre lot, 3 bed, 3 bath, unfinished basement.

Exterior needs cleaned as well as trim replaced around windows and deck.

Interior needs cleaned and kitchen really needs to be refreshed. 

Nothing is structurally wrong with the house and no major repairs need to be made. Everything is pretty much cosmetic. The home is in a good area close to a very good school that parents are fighting to get their kids in. My question is would it be better over all to sell house to this realtor no questions asked flat out for 300,000 or to list it as since we do not have the funds for renovations to sell as is and try to get a little more for it. Similar homes that have been slightly updated inside have sold from $385-450,000 in same neighborhood.
