\Tenant Screening..

Not sure if it's the holidays that do it, but I'm working with a tenant class that would prefer to buy a large screen t.v. before property budgeting and paying all of their bills on time.  

I have hired a management company to screen prospective tenants for my apartments.

You still want to ensure solid tenant screening.....but having it take months?

SD struggles immensely with information, digitization, and most importantly sharing. it's the same when I try to pull info on tenants for a screen and can't find anything.

.), etc.If tenant in place: strong lease terms, proof of payment history, screening criteria including personality screen, security deposit & last month rent held, annual lease term, etc.  

I learned through blood, sweat, and tears (as well as making a few mistakes along the way). 

Many people don't "like" showings, but as a previous poster mentioned, that is one key way to "screen" tenants....Obviously if you own hundreds of units or if you live in another state then that is a reason to not personally do showings all the time.

That way if the market starts retracting they can rent one out or have a fail safe to get out and sell cheap.You do not want a lot of debt on overpriced assets as the the market cycle heads down as many cannot hang on.There was a blood bath last time.Whatever I do I am staying quick and nimble.

I am looking for someone who will do diligent work in selecting and screening potential tenants. my property is located in Pflugerville TX.
