I think a Buyer paying a 10% premium for a brand-new spec house versus 2 year old house is doubtful.  

Beware though this is very battery intensive on our phone and will pretty much suck it dry from 100%. 

Whether the project be buy and hold, build to spec, rehab, ground up, etc; I need to get an understanding of the different parts and pieces that are associated with a infrastructure and exterior of any and all types of buildings... i.e. the different types of brick/siding, different types of roofs, different types of heating systems, etc.

I just found out that an almost identical house (spec home) in my neighborhood was renting for less than my mortgage payment!

They even require an electrical permit for battery operated smoke detectors.

You're really going to keep losing rent over a $3 battery and $1.50 electrical outlet?

I gave my inspector the accurate specs of the house for occupied units and he was perfectly ok with what I gave him without entering the units. 

 - Option 2 - Buy an investment property AND a primary home - With this option, I would by a standing spec SFR utilizing my 20% discount, and buy an existing home to live in.  

They passed a battery of tests to become certified and have a code of ethics.Paul
