Is there a way to look up how an AirBnB would do in my small town.

The prices will be better in more rural small towns than more urban areas. 

Why let that money sit there with such a small return when I can use it to start my portfolio?

It's a small percentage of guests or Travelers who want the one on one attention that a person managing their own property can give.

How small of area are you looking at?

The home is small and old but everything is working as far as water (public), septic tank, stove, electric, etc.It does look outdated though (and in my opinion ugly), so I’m thinking of perhaps replace it with another used mobile home that’s in good condition and built at least in the 90s.My plan is to live there and flip it after a year or so.
