So, I got a repair order from my tenant.The pic shows a lower kitchen cabinet door where the top hinge screws have been ripped out of the cabinet trim. 

We paint the walls, baseboard and trim a light beige color, semi-gloss exterior paint.  

I would take detailed photos and date them, of every door, floor, wall, wood trim, vent covers, anywhere dog or cat could reach or destroy.  

I keep her nails well trimmed and the floor is fine--and I'm fussy about the condition of my property.Ask your prospective tenant about the dog's nails.

Many items' labor overlaps, so doing the job as a whole allows me to bundle together labor and get a lower cost than if I was called in one day to put up trim, another day to do floors, another day to paint the trim, etc etc.

@Kyle Rosseau - I have some colleagues who swear by rock gardens, since it is low maintenance and just needs to be sprayed with weed killer every now and then.Plants will need trimming jobs around them, or grass and weeds will grow up around them.

Now my father in law was over there trimming bushes.  

My formula for surviving this period is = reserves + cash flowing businesses + trimming down expenses = hopefully keeping 100% of my portfolio on the other side. 

@Sri Tulls We went with a light grey throughout and white baseboards/trim.

Things like your actual plan in what walls to hit down etc to make the kitchen larger etc and the trims and finishes in kitchen, bathroom etc?
