"Normal Wear & Tear" ?

So, I got a repair order from my tenant.

The pic shows a lower kitchen cabinet door where the top hinge screws have been ripped out of the cabinet trim. 

(the kitchen cabinets are brand new, and were in working condition upon tenant arrival.) 

So obviously she broke it, not a big deal. But still takes time/money/effort. 

The tenant is billed for this correct? Or does this fall under "normal wear and tear" ?

Sounds like something the tenant should be paying for. You should let them know in advance that they will be billed for it so they are not surprised.
