Then at least you are attributing a return on the dead cash (including any appreciation) with a return equal to your prevailing mortgage rate. 

Then, in the lease, be sure to specify that the units are there solely for the tenant's convenience and that NO portion of the monthly rent is attributable to those appliances.

But, chances are the tenant’s success is much more likely attributable to a dumb landlord.

In WA we do not need to process the applications in order.I determined my criteria and what attributes I wanted in a tenant and developed a scoring system.  

If you are a really creative person or want to stand out, the accent walls can make a big difference.Our units with interior color are way more popular, but it comes with a price in our pocketbook, time, and sanity and I would always recommend starting simple.
