Then, in the lease, be sure to specify that the units are there solely for the tenant's convenience and that NO portion of the monthly rent is attributable to those appliances.

In WA we do not need to process the applications in order.I determined my criteria and what attributes I wanted in a tenant and developed a scoring system.
