I recently put my rental property up for rent and without much thought added a bunch of amenities that are good for short term rentals (coffee, shampoo, conditioner, body wash, 2x towels, 2x sheets, laundry detergent, softener, salt, pepper, oil).

In a 24 month period he was a mortgage broker, oil and gas participations salesperson, sold “vitamins” which improved your vision, sold burial insurance, life insurance, disability insurance, rental furniture salesperson, mobile truck washing, temporary office space, and for sale by owner house advertising.

My second choice in TX would usually be Houston, but with oil prices where they are, all bets are off over there.Of course it will probably be easier to find deals in any of the major markets in Texas than in your local market.

Also, expense related to vehicles are also deductible such as oil changes, Maintenance, gas, repairs, parking, tolls, and depreciation.If using the vehicle for both personal and business use, it is important to keep travel log so you/CPA can prorate the expenses listed above.Also, there are two special depreciations you can take to take the deduction for your purchase:1) You can take sec 179 deduction where you can deduct entire purchase price(if used 100%, if not need to be prorated) of the vehicle up to 500k(subject to phase out).

On my current project, I had to use TSP to clean the walls and then a Kilz oil based primer prior to putting on the paint because the place reeked of cigarette smoke and the walls were sticky with nicotine or tar or something related.As I said, the paint went on nice and thick and only needed one coat(over the primer) and that was on a bright lime green wall and an orange wall.You can usually get a slightly better deal if you buy paint in 5 gallon containers if you need to buy that much.
