I would grab both of J Scott's books if you don't already have them - "The book on flipping houses" and "The book on estimating rehab costs" - I read a lot of rehabbing books before these two and I learned more in these two books than all the others combined.

Two Fridays ago, I went to the court house to grab their foreclosure listings that we're going to be auctioned off, I also visited the county clerks office to try and familiarize my self with searching for liens on properties.

The first one had dealt with 3 management companies in 4 years, the last of which rented one unit to a sex offender who was molesting a 14 year old girl in the apartment.

I have a beautiful and supportive wife and three great kids (a boy and twin girls).

I am a 30yr old new dad to an amazing little girl and little did I know, I started investing for her future at 18 thinking I was just gonna flip a few homes for quick cash.
