@Sandy Uhlmann you would need to consult an attorney about that but keep in mind an MLO only costs about $350 and it's well worth it to have a solid note deal that will hold up in court or enable you to sell the note later if you wanted to.

@Dave Foster thanks for the reply, my goal is to delever my current portfolio, by extracting equity from my current house at a given interest rate to arbitrage business interest rate will not serve that purpose though it would help with overall cash-flow midly.

@Raju T.Depending upon where in the U.S.A. you plan to invest and which lender/bank you approach, you may be able to use your Canadian credit rating and income tax notice of assessment:If you bank with a U.S.A. subsidiary of a Canadian bank (TD, BMO/Harris, RBC), they have programs to enable Canadians to borrow in the U.S.A. to purchase real estate.
