that in 06 ish were selling and apprasiing for 140 to 160 nice newer homes good areas.. by 2009 some of those the most i could get for them was 30 to 60k each.. now ATL has bounced back big time.. but it did happen.

The point, I think, is to show that I pay my bills, don't write bounced checks, too.If you look back at the original post about the guy's job history and debt, it is completely reasonable to have proof that if this job ends up being a short-term job, that the guy has the ability to continue paying his bills, including his rent.  

I think it will be like times before where everyone predicted a huge default wave but then many investors were competing for actually the few that did and the rest did a workout and bounced back just fine.Worst hit retail centers likely cold belt states in weak suburban to rural areas.

But am new and don’t know Jack lol, just see it as a indicator if I had to result to having a high fee(I assume you came to that decision based on it happening a bunch) that what am I missing in the screening that I could use to predict who is likely to bounce.

But assuming you find someone you trust they can motivate you when you're discouraged, they can do the tasks that you find difficult or more challenging (hopefully they compliment you and aren't simply a mirror image of yourself), they can help you to maximize your time thus allowing you to get into more deals at a single time (diversification), and even if they're not overly experienced just having someone in the field to bounce ideas off of, brainstorm, and potentially catch a potential future problem can be extremely valuable.That's the kind of partner I aim to be and the kind of partner I'd like to find (always looking).
