I am talking about all realtors these days.. and wholesalers for that matter that send out yellow letters... if they just answered their phone live I think there productivity would go up.. and its a personal pet peeve of mine for sure and if a realtor does not call me back then its next for me.I started selling RE when I was 18  got my brokers at 20 so I under stand the age thing better than most.. my comments are based on those who post about lying agents I really don't think most of you really understand enough about real estate to be calling the kettle black  LOL.. just a bunch of beginners who like to whine is how I read your posts...

Some of my neighbors tell me that they have been throwing out their letters (requesting a wakthrough) for years.

My question is if I am starting my own company and I want to market for leads (email, yellow letters, my website), do I have to include my brokers name and company on my lead generation marketing?

After running into many road blocks due to the 25% banks would normally require for a down payment and the two year landlord experience requirement plus the 6 month reserves I needed I was convinced that this normal path of obtaining a mortgage was not the way to accomplish my goal.

A zip code doesn't tell half the story, nor does a street name. 38115 can be hell on earth for an investor or a good value bet depending on the block and your goals. 

I hand addressed thousands of letters, put out bandit signs and door hangers and networked like crazy.

. - There is A LOT of development just blocks from the property including a new city park, a new student apartment complex, and a new children's museum.

You have to be able to block those people out and not listen to the negativity.

Ill lay out the details, and Im open to everyones thoughts.This house(s) is under contract, in the 19348 zip of pennsylvania. 1900's large twin, 2 blocks from the heart of the city- Restaurants/ bars/ etc.

If you plan on investing heavily in the area, I would focus on getting properties on the same block.
