Adopting securities disclosures to an exempt transaction simply pulls the perception of your loan is being treated with security implications.The more you put in writing the more you have to address when you don't follow the norm or follow usual and customary methods.You should discuss loss aspects, truthfully verbally with anyone you deal with.Any full disclosure would be 200 pages long of "what ifs", don't go there in writing.These disclosures dreamt up by gurus and others is nothing more than eye wash to give a false sense of security to the person giving the disclosure, as if it gives cover to doing something questionable.

If you truly only care about cash flow it may make more sense to get into apartments, mobile home parks, self storage, car wash, etc. 

They actually still had to take care of our lawn and wash the guest towels and linens when we were out of town.The Australians were so impressed and very grateful.

The longer you own and operate a solvent business the better your business credit will be (Expect 3 to 5 years of tax returns to help substantiate your biz).I hope that helps.
