My guess is that at least half didn't really understand banks procedures, so I didn't feel slighted.

We do double closes all the time and part of our procedures and protocols states the buyer must pay all closing costs.

You might look on those sites (there are a few others, too,) find some in you area and call them and ask about their procedures.

Also it seems the quality of the tenans are not too good due to evication procedure taking place.

However, I'm still "iffy" on some of the procedures regarding wholesaling a property, so I'll jot down my understanding of the wholesale process, and if anyone could correct my mistakes and help me understand the process better, it would be greatly appreciated.My understanding is that you first find a property that is either in Pre-Forclosure or FSBO.

Explain that you have not filed for eviction before and the clerk may walk you through the costs associated with filing for eviction and the procedures and such.

While each county operates procedurally a bit different, I understand King County and Seattle proper are NOT LL friendly.
