Hi BP community  I've been on this forum for a little over a year but never really took full advantage of the resources and opportunities to meet and develop relationships with like minded investors in my area.

I am looking to build a long term business relationship and am ready to make an offer pending pre-approval.

You better have a solid relationship with your partner for this.

If that doesn't help, foster relationships form afar using the internet.

Hard money lenders love funding contractors so consider getting pre-approved for a HML type loan  Establish a relationship w/ a realtor that focuses on working w/ investors.  

Often you will find these are inverse relationships and you are sacrificing one advantage for another.
