There's hundreds of million flooding the market with development.The acquisition of small to medium multifamilies looks like garbage based on current rents. 

It seems like its basically a medium term rental arbitrage situation.

This will cost a fortune and you'll use up all your rental income and then some.The point is that there is a happy medium somewhere in there, and nobody can tell you what's right for you.  

Quick summary of my RE strategy: I plan on buying small to medium SFH or MFH properties (2-4 units) until I gain the capital to invest in the larger MFH units (8-100+ units).

@Thomas Key I rent my duplex as a medium-term rental on Airbnb and Furnished Finder.

One bad tenant, setback…don’t go from really u derleveraged (all cash) to overleverage tey and find the happy medium.

Medium-high end but nothing like Winnetka so take this with a grain of salt.

Which is, medium size funds are tired of dealing with one-off investors and their lack of knowledge in the space.

I believe in the future of our market and the potential in our city, but must be honest that the issues you see here in my experience are not typical for other medium sized cities.
