Depending how much you earn you and how much extra time you have available you can step up those savings by getting a side-hustle in any part of real estate....working for a top Real Estate office on weeknights and weekends, working for an RE Investor, working for a General Contractor and learning a few skills, etc.

It's essentially turnkey minus the usual maintenance such as new carpets and paints.

You could borrow up to usually 50k for mortgage loan.

This usually means an older house.....

However, if we charged $50 cleaning fee and had 10 bookings per month, that would be an extra 500 of revenue.  

Usually it requires 24 hours notice.

It's called piercing the veil.This may not apply to you since you own the home outright, but in today's market with the margins on properties being so thin I personally wouldn't want to assume the extra cost for only 1 property. 

I usually do 1 year, then go m2m after that.

One reason I did not initially raise the rent higher is because I switched the heating system to a new tenant paid system and the extra cost made up for the difference in rent.
