There are for too many variables to try to account for, that is most definitely true, but that doesn't excuse an entrepreneur from having a rock solid business plan, (identifying a gap in the marketplace, providing a solution to bridge that gap, and identifying a market willing to buy that solution).

I only know Waterbury in a broad-brush way but would caution you not to be star-struck by the prices.

I fondly remember getting blasted in the back pockets with rock salt from a 12 gauge for "borrowing" some pumpkins out of a farmers field. 

The victorious fantasy day ended with a five star restaurant where make believe investor would take the crew out for dinner.  

Little Rock has an investor group.

When they get older the owners already have millions so they do not care about pushing things or rocking the boat.
