I've had the carpets cleaned twice, replaced the washing machine, rewired the dryer, replaced light fixtures, hired pest control services, replaced blinds, realigned door frames, and had multiple calls out to plumbers (some of them frivolous).

My first ever tenant called me a lot to ask things like if I could get a replacement rod for one of the blinds and I was like "$1.99 at Home Depot--feel free to deduct from next months rent. " She also called me about light bulbs.

Even if they are blind or in a wheelchair, that does not make it obvious that they would need two dogs instead of one.People don't need to immediately rush to find an attorney to pay.

There is multiple holes in the walls ranging from tiny nail holes to door handles being pushed through the walls. one set of mini blinds were destroyedThe dead bolt lock set is brokenThe dogs have scratched the inside and outside of the door and trim as well as chewing the cord that powers the back porch light, and has dug multiple holes in back yard against the foundation.

Then I show up because a neighbor's tree fell on the rear of the house and grazed it and she has two pitbulls in the backyard that are not part of the agreement that we have for 1 Pomeranian (that destroyed that destroyed the blinds in the front window, BTW).

So you can't charge additional for an ESA, but surely you should be able to have an addendum, OK call it an animal addendum to require general things like the tenant is still responsible for cost of any animal damages, or flea/tick treatment of the property when they vacate, or keeping up with vaccination, must pick up after the dog etc...on the other hand, let's use "pick up after dogs" as an example...if the tenant is blind and has a seeing eye dog, how would the tenant go pick up after the dog?

We can't really ask for doctors' notes these days, so it's basically "stated disability" just the way things were "stated income" in 2006, but I think we both know the right thing to do is not take advantage of something intended for blind persons and people with autism, and use it for the benefit of our son who is simply lazy.
