I get it that many states on the eastern side of the country do what we call wet closings IE everyone in the same room..

Hi BP family,I am new to real estate and looking to get my foot wet in the market this year however I may need some guidance, it would be great to work with someone. 

Entry points are considered a wet location, so you want flooring that can hold up.

Wondering what would be the best idea to use for my kitchen and bathrooms since they are going to be wet.

I'm looking to finally get my feet wet after years of research and saving, but the obviously issue is reducing my tax bill, while still showing a good income to the loan officer and underwriter for DTI purposes.Please let me know if I have misunderstood what gets added back in! 

So we decided to get our feet wet with a sfh that we are saving for and plan to invest in here in the next 10 months, currently learning to analyze deals and run numbers.

Hi @Zachary Parrish, condos can be a solid, less daunting option for newer investors to get started and get their feet wet without being overwhelming.

Not looking to BRRR this property as I want to start off slow and get my feet wet with an already renovated property despite likely paying a premium for doing so.
