Have an application station on site.If exposure is an issue, you need to make sure your rental is listed on all popular sites and MLS ideally.If all of these occur and still no solid applicants the issue is likely the price.

I would also check to make sure there are no geographic red flags in or near the property like cemeteries, power stations or anything that might make re-selling it hard in the event its more problems then you can take on.
