You could/should make your last exchange in to a state with no state income tax and make sure you also live in a no state income tax state when you sell that final large property.

Squatters USED to be able to break in and live for 30 days and have tenants rights.

I live in one of the apartment units too. 

Or, you can buy in an area where incomes are higher, crime is lower, and more qualified buyers want to live there, but then the cosmetic upgrades leave no margin (almost every owner-occupant is willing to repaint and refinish floors over time).  

We think it’s important as it allows us to check for Non-Sufficient Funds (NSF) issues and to determine if an applicant is living paycheck-to-paycheck.

If they have a higher income, they are likely living large and accumulating more debt; but as a landlord your main concern is will they pay the bills and take care of your rental.

I reiterated on the appeal and commissioners application that I live right upstairs, in the 1st unit and the response in the appeal was that because I indicated the unit for which I’m applying wasn’t my primary residence, it didn’t qualify.
