How come the loan modification company which is Wells Fargo give the motivated seller about 20k in instant equity?

Buy the property for cash, turn around and instantly refinance the property knowing it will appraise for 20% more than your purchase price, the bank will stroke you a check for the entire amount you bought it as and you can pay back your lender. 

Instant profit--they made the money when they purchased it.

The best way for the numbers to support this is to find a quality deal where you can wrap the funding fee into the mortgage and still end up with instant equity in the home (due to buying below market value).

I think the numbers look good. 9k down 20% cash on cash, and it sounds like instant equity.....and only 3% interest on a 30 year?!

It might appraise at $350ish so we should have instant equity.

Hello all,My cousin got me listening to the bigger pockets podcasts and I was instantly hooked.

I can look at an area and know almost instantly what the rent will be because of our history in that area.

I don't see why an investor wouldn't swoop up this deal 41k in instant equity and hopefully some good cash flow.

Find a motivated seller and offer 50% of the current value, take you instant equity or start your play from there.
