In one deal referenced the poster highlights a major potential conflict of interest as Capella supposedly used an appraisal generated by the borrowers without disclosing this to investors, who later invested $3.9M to finish a luxury home Capella claimed was 80% complete.

Most other lenders are going to have the same concerns the bank will at this point, and will probably charge a higher interest rate than the bank would. as for partnerships, I'm just speaking for myself, but I'd have an issue with my partner living in one of the units, others might not, but I'd see it as a conflict of interest, and potential loss of some profits.
