Hi everyone, I'm working a lead that's a 2 bed / 1 bath / 634 ft home on a 2000 ft lot, so not much room to work with however, she owns the adjacent lot which is also 2000 sq ft and vacant.

Turn-offs based on feedback is the bedrooms are all too small and can only fit queen beds with limited bedroom furniture.

Here we go:I am analyzing a Duplex in Orono, MN. 55331.It is a side by side 3 bed 2 bath (2732 total sq ft) with a 2 door garage, on a street with a neighborhood "private" beach at the end.

My 3 bed houses rent easy for 650, but are probably a bit under market rents right now.

(same bed, baths, sq footage, etc.)

A MLS listing $69k 4 bed 2 bath came on the market.It is a 1 story recently converted to a 2 story new siding, windows, roof, AC, in 2012 when it was converted. 

If you can not pay rent and pay down a mortgage simultaneously compared to paying a couple thousand for a 2 bed unit, that's a win in my book.

@Michael Jobe I can actually live in an apartment for less than what I can rent one side out for (I'm a single guy each side is 3 bed 2 bath), so I turn a profit by not living there.

How many bed/baths are the units?
