Even if you decide to use a different valuation method, doing a DCF analysis helps you think through all of your requirements for the transaction, and makes you think about the assumptions you're making in terms of the market, and your costs.

The whole approval process can take weeks, months so if this is something you are serious about, take note that this is not something that is typically done in a day or two.I would assume blueprints for commercial properties are proprietary and cannot be found online, but this is just an assumption on my part as my background is not in commercial development.
