I find it increasingly frustrating that there are either no comps to justify such lofty ARV's or ARV's are simply plugged out of thin air and sometimes ARV is clearly the highest house sold in the neighborhood irrespective of sq footage difference or type of house.

Outdoor space- gardening and fresh air from the "office"Markets that seem great would be smaller cities in Florida, OKC, KC, Indiana, Little Rock, Memphis, etc. 

Some specifics for me: my biggest risk in AZ is having to replace an air conditioning unit.

Although I do not usually air on the side of caution, I am going to in your current situation.Please do not invest everything you have in one property, as that in itself is a horrible financial strategy and apt to be disastrous.

Especially for an AIR BNB.
