At my occupancy rate, I'm ok with potential guests walking away if they don't like that.Whenever I book somewhere else, I probably have to sign a contract, about 3/4 of the time so it is definitely not something that is unusual for STRs.

A very unusual situation here.2nd deed of trust trustee sale opened at $218kAt the same time the 1st deed of trust opened at $27kNo subord agreements - no other liens.In NC we have a 10-day upset bid period that resets every time a new bid is placed.The house is worth upwards of $650kWe are bidding on the 1st - we were just upset again.

In 2009 Europe were not in crisis yet and Euro was Stronger ($1.48 per Euro).Despite the fact my US property did not match the 2% rule I consider it a good choice because in this time the Europe/Italy future is uncertain and It is good to have an asset in Foreign country.Furthermore it is good way to learn how to manage a business remotely.

The problem is that it might take awhile, and it's uncertain, and I have no idea what your financing on the flip is costing you (even if held in cash there is the obvious opportunity cost of keeping money tied up in it).You really need to move on to a qualified buyer, and also immediately work on finding a very good FHA lender for marginal borrowers.
