If they have one address, you probably need an attorney to write you a good lease with descriptions of the properties, utilities, parking, etc.Most of the fill in the blank leases will have only one place for legal descriptions and probably don't have all the space/blanks etc to get all the separation you want.

Point blank, you're over paying for a home that's built as cheaply as possible with the lowest quality material. 7% on a new build may seem great but many of these homes are located in areas that should really be yielding 9%+ To me as others mentioned, your best bet is finding a reputable management company and brokerage to work with locally.

They all sell a 12 month policy, quoted in a 12 month price and depending on the carrier you can pay it all up front or select from the pay plans they offer.What your tenant needs to do is buy renters insurance from (fill in the blank) and select a monthly pay plan.

I was late due to financial issues but I did pay my rent in full on the last day of my 3 day pay or vacate. 4 hours after I paid everything in full my landlord shows up and hands me a notice staring he's terminating my tenancy.

I would ask them questions about wholesaling, subject-to, lease options and rentals (if they look at you with a blank face then move on.)As someone else said, any Realtor is going to jump at a guy with $500,000, so do your homework because 95% of Realtors have no idea what "true" real estate investing is.

good tenants know an application fee is customary....in addition, if people are leaving applications blank, that's a good indication you don't want them living in your rental bc they're hiding something most likely...a reasonable fee is a good way to weed out serious tenants from not-so-serious tenants...most landlords around me charge 15-25 per application...i would never want to not charge and then have to run 5 checks..that would be a lot of money out of my pocket
