What's the typically management fee and are there professional management cos in the area? 

The only problem was that this needed closing within 35 days or else I would owe $300 flat fee plus $100 per day for any day over 30 days to the website I purchased from.

I've begun to wonder if my initial dislike towards properties with CDD & HOA fees would actually be a good idea considering they have community pools.

Also if it's 3rd floor or higher, there may be an extra fee - but admittedly, I might be confusing this with their appliance delivery.

They didn't ask for the fees so far though. 

I can be able to fund you before then but before we proceed further i need you to understand that there is a $650 fee attach to the loan and that this fee will be paid upfront and cannot be added or deducted from the loan amount....If you fee uncomfortable because of this fee then i cannot be able to continue....Let me know if we are to proceed or not"

I give new tenants a guarantee of rent rate to stay the same for 6 months and if they terminate prior to 6 months I charge a $250.00 redecorating fee off their security deposit. and  it has worked I seldom have had anyone stay less than a year and average is 2-4 years...

@Rick Baggenstoss  I grew up in Glenn Garry glen ross my dad was a land man just like Al Pacino... and Jack Lemmon would have done better if he did what my dad did.. my dad bought a printing press and I had to make door hangers after work then on weekends I had to put them out door to door.. so my dad got 20 leads a week and did not use the company leads like everyone else.. soon was number one then in 2 years started his own company... thanks for the memories.. my exerpince with this company is on the front lines one of my vendors bought a property through these yahoos  total fabrication on the rehab and resale value these guys are ruthless in their approach and in my mind have little concern other than to make a fee and move on totally CAVEAT EMPTOR if working with these folks..
