For each unit there is a key to the unit and at least 2 spares.Rental property key box (in a secure room at our home) - 3 master keys to our 8-plex units, 3 extra keys to our 8-plex storage room, 3 extra keys to our 8-plex laundry room, 1 extra set of 2 keys for our 8-plex coin op laundry machines.Household key basket (occasional use) - extra car keys, extra house keys, keys to the storage area under our house.Household safe (occasional use) - 2 bank safety deposit box keysNote:  If we're actively working on a property, we will temporarily grab the key to that property and put it on our lanyard.

Things do seem to be in transition in San Diego and I believe there are opportunities this winter to grab up a great deal.

Heather grab a good agent in the area, and don't worry about anything else besides focusing on the property, and getting it for RIGHT PRICE ,  LOW BALL HIM with cash, and refinance little later down the line.  

When they said yes, I quickly cashed them and grabbed the cash.

How do you guys/girls find buyers?

Grab bars etc but they must turn them back on leaving.

When he first moved in I allowed him to install grab bars on both sides of the toilet, in three places in the shower and on both sides of the bathroom sink, so he could ensure that he is able to safely get up/down and move around.  

Also, if anyone from the area wants to meet up so we can network and discuss ideas amongst likeminded people, I would be more than happy to grab coffee or a drink!
