The home flipping in Vegas seems unpredictable to me at the moment but I do think rental properties will continue to have high demand. 

Looking at my first deal now that would have me at about 45k total but value should be around 85k when I’m done.

They've rented from me at least 15 times in the last 8 years.

Can he legally pay himself for rent he failed to collect with security deposit money that is owed to me at closing?  

I was able to talk to them to spread it out over 3 years but that still puts me at almost break-even on the property.

if forclosure you just guna have to pay others to do it or get dirty and do it yourself, but hopefully there was enough meat on the bone to handle that 20k.

You MIGHT be able to get a deal on the top 5% of the price range (over $500k) but the meat and potatoes $200-$400k stuff just isn’t available.
