Pretty common rural or certain neighborhoods I suppose.

They are this amazing "new" loan product, that solves all issues for new investors.

The issues I have run into are lenders not wanting to take a chance on my experience level and also the down payments being out of reach. 

Please include:When and how is rent to be paidWhen and how are utilities going to be paid (if any)When and how is the cleaning going to be (if shared or provided)What are the costs associated with damages / breaking stuff / calling a technicianWhat are the costs of breaking the lease, finding a replacement if you are doing short term leases on the roomsIf they lost their keys or check bounces what is the charge for it, how the cleaning of the common areas is going to work, and enforcing quiet hours.

These issues have been resolved for these and I see little difference. 

Honestly waiting for the payment is not a big issue for me, however, I am worried if their payment does not "clear" I won't know for 10 days. 

I consider this issue resolved.

However, once I assign a deal or two to an investor with no issue, I will usually cut out my attorney and just deal directly with the investor and title co on subsequent deals.

Having some issues myself with a couple others.

There are several issues with Tulum but the main one I was alluding do is the result of the former governor of Quintana Roo (the state in which the Riviera Maya is located: Cancun, Playa del Carmen, Tulum) gave 40,000 construction permits in a record time and there's no demand for that many housing.
