If you're buying it cash, different story.I'd approach this the same way you approached buying the business.

The most recent HAPCO newsletter had an article regarding "Taking Action Against Squatting".As @Chris K. alluded to, councilman David Oh has introduced Bill No. 170827 to instill an approach to dealing with squatters.

For the record, I am pretty much a "cash people", since I have very little leverage, but that is not because I think the leverage people are wrong - it's just not the approach I want to follow, for the most part.

This is a high level approach to protection. 

We get to a few days before closing and suddenly it is brought up that I have to refi out of my current property into conventional. 

You need to get comfortable approaching owners directly over the phone or in person.

When I was hired, I was told by management that there was no issue with my business. 1 year later I am approached by a new manager and was told that I had to close my business because it was a conflict of interest.
